Appraisal Services

  • Form 1004: Report is designed for a single family home (SFR). Requires Full exterior and interior inspection.
  • Form 1004D: Appraisal update and/or completion report
  • Form 1004MC: Market Conditions Addendum to the Appraisal Report
  • Form 2055: Appraisal report limited to Exterior-only inspection of SFR
  • Form 1004C: Report designed for manufactured homes 
  • Form 1073: Report is designed for a condominium. Requires Full exterior and interior inspection.
  • Form 1007: Single-Family comparable rent schedule
  • Form 216: Small Residential Operating Income Statement 
  • Desktop Restricted Use Appraisal: There is no inspection. Report contains minimal detail and is intended to be relied upon by the client only. 
  • Desktop Review: There is a range of products that build in detail from the standard review, to the short form 2006, to the enhanced review.
  • Field Review: One-Unit Residential Appraisal Field Review Report. Also available is Form 2000 that is an enhanced field review report


The following are General Purpose Appraisal Report (GPAR) products often used by homeowners, investors and Realtors where there is no financing involved. Please note that lenders order their own appraisals and will not accept these reports.


  • GPAR Desktop Restricted Appraisal: Valuation does not include an exterior inspection, requires minimal detail, and is only intended for the client.
  • GPAR Restricted Appraisal: Valuation includes much of the same information as the desktop but includes an exterior inspection 
  • GPAR Exterior Only: General purpose comprehensive appraisal that includes just an exterior inspection of a single family home 
  • GPAR: General purpose comprehensive appraisal that includes the Exterior and interior inspection of a single family home.
